The Annual Meeting of the membership of the Bradshaw Ridge Homeowner’s Association has been called by the Board of Directors to take place in the clubhouse at 6:00 p.m. on Tuesday December 4th & Thursday Dec. 13th, 2012.  In the last mailing we had stated that the dates would be the 6th and 13th, I apologize for the change in dates.  We did so in order to accommodate a different night of the week.  Some are not able to attend on Thursday nights.  As per the bylaws, if we do not have a quorum on the first date (December 4th) we will not be able to hold elections that night.  Therefore the alternative meeting (December 13th) will be used to finalize elections to the board for the upcoming year (majority count).

The following individuals have been nominated for this election to the HOA board.  Once the board is elected, members of the board will appoint positions in the board (e.g., President, V.P., etc.).  Bios of these individuals can be found enclosed.

Enclosed for your consideration prior to the meeting is a ballot and a proxy for your completion and return.  The Board of Directors asks that you attend in person, but if that is not possible, we request that you give your proxy to a neighbor, a friend or to the Managing Agent. The By-Laws provide that a member may appoint any other member as his proxy. In no case shall any member cast more than one vote by proxy in addition to his own vote.

Board Nominee Bios

My name is Roger Fuhrer and I am currently the Vice President of Bradshaw ridge P.O.A. The past year has seen many changes and improvements in our operations and property maintenance procedures.

It is my hope that the Board of Directors continues addressing the current and ongoing needs of the Association. With our improving financial condition, we can now look to other improvement projects. Future projects include removing the dead and dying trees before they become a danger to our homes, maintaining the pool, making needed sidewalk repairs, address the property wood fencing, and enforcing the Rules and Regulations of our Governing Documents for the benefit of all members.

This year your Board hired a superior landscaping service that has improved the appearance of the grounds. Our maintenance fees continue to be below the average for the services we receive, and we hope to keep it that way with prudent oversight of expenses. With your cooperation, and support, the upcoming Board of Directors will be able to address the issues as needed.

My name is Bonnie Calandra.  My family and I live at 117 Marsha's Way.  We have been Bradshaw Ridge residents for 3 1/2 yrs.  My husband, Ted, works for Cisco Communications and we have a 15 yr. old son that attends 10th grade at Germantown High School.  I just recently decided to be a stay at home Mom and ended my employment with Madison County Schools at the end of the 2012 school year.  We are active members of Pinelake Church located here in Canton. 

I'm running for a position on the Board because I have the time and energy to dedicate to whatever duties the Homeowners Association requires and hope to fulfill this responsibility by doing what is best for our neighborhood.   I would like to see our neighborhood well maintained and property values to increase.  I thank you for your consideration as a nominee.

Michelle has over 15 years of experience in public accounting and oversees her firm’s tax department.  She has expertise in the areas of individual and business taxation including multi-state taxation.  She is also responsible for marketing, recruiting and performance management for her firm.  A cum laude graduate from The University of Mississippi, Michelle holds a Bachelor of Science Degree in Psychology and a Master’s Degree in Accountancy.  She is a licensed CPA in the State of Mississippi.  Her professional memberships include the American Institute of Certified Public Accountants and the Mississippi Society of Certified Public Accountants.  Michelle has also acted as an officer (secretary) on the board for the local chapter of the American Society of Women Accountants.

Michelle is a native of Jackson, MS.  However, she now resides with her family in Bradshaw Ridge since July of 2009.  Michelle and her husband Sam have two beautiful girls, Samantha and Sarah and a teacup Chihuahua named Hope.

Dede Walker is a current member of the board and has been very active in maintaining our clubhouse.  She has also been very active in participating with the board meetings, neighborhood parties, and other initiatives. 

Nichole Sorensen is a current member of the board and has led the charge to improve the landscaping and overall appearance of the neighborhood.  She was the driving force in the process of finding a new landscaping company and coordinates those efforts regularly (at least weekly).  She has also been very active in board communications, meetings, and many other initiatives.

Hope we have more homes participate this time, we only had about 5 houses participate last May!

The Annual Meeting of the membership of the Bradshaw Ridge Homeowner’s Association has been called by the Board of Directors to take place in the clubhouse at 6:00 p.m. on Friday September 28, 2012.

Other dates to be aware of: October 6th will be the final garage sale of the year.  The annual meeting for the neighborhood will likely be held in late October/early November and a secondary meeting scheduled for late November/early December.  Dates to be finalized after discussions at the September 28th meeting, and ballots will be mailed out finalizing these dates.

This meeting has three purposes.  First, a chance for all those in the neighborhood to get together and socialize as well as become informed about what the current board has done and is doing this year.  FOOD AND DRINKS WILL BE PROVIDED as well as a BLOWUP WATER SLIDE for kids to have fun.  Second, information will be handed out and announced regarding this year’s activities, HOA budgets, various initiatives, and … Third, accepting nominations for next year’s HOA board.  This year’s president of the HOA board will be stepping off the board after this year, and other members are considering stepping off the board as well.  We need to find other volunteers to run for the board.  If there is a lack of involvement from the HOA members, then a major restructuring may be needed to hire out these responsibilities to other organizations which will not have a vested interest in our neighborhood.  And, may result in an increase in our HOA fees.

We realize that you may not be able to attend this meeting.  We intend to put as much information on the blog as possible (except perhaps the itemized budget we will be handing out at the meeting) www.bradshawridge.blogspot.com .  And, each board member is open to hear any comments you may have via email.  If you would like to submit a nomination for the board, please do so at the meeting on the 28th or via email to a member of the board:

March 2012 Newsletter Delivered

MARCH NEWSLETTER 2012

Hello all.  The HOA board wishes you well.  Most of us HOA board members are new, and are now feeling up to speed with the responsibilities we have.  We also feel the desire to make the best decisions we can for our neighborhood.  A list of the new board members, their contact information, and various responsibilities are below.  First, I would like to thank Roger and the previous board.  I have only begun to understand all of the responsibilities of the board of our HOA, but I think they have done a commendable job.  They have sacrificed their time and energy to do the work that we just expect to get done as we pay our dues.  Roger has decided to stay on for another year (and hopefully more) as Vice President of the board.

The reason for this newsletter is to communicate a few initiatives we would like you to know about.  

1) HOA Blog.  I think since the neighborhood began, we have used a google group to do most of our communications outside of these types of newsletters.  However, we are hitting some road blocks with this process.  No one on our current board has access to send out new messages, update email addresses, etc.  We are still looking for that information, but we are going to try something new in the interim.  The following website is a blog (http://bradshawridge.blogspot.com/) that contains much more information than we could afford to put in a news letter.  We will also continue to update this as information is needed to be disseminated.  It will also allow ongoing conversations (through comments).  You can sign up (subscribe) for updates through email if you wish, or ignore it if you don’t want to be bothered.  We plan to pass this blog on to the next board members, or perhaps they will have a different way they want to communicate to the neighborhood.
2) Finances: attached you will find a report of how money was spent last year.  We understand through Specialty Management (the company that handles the bills and paperwork for our HOA) that it is common practice to give this out each year.  By the way, I think they (Specialty Management) do a good job.  Before being on the board I had thought it may be a waste of money.  Now, I can’t imagine having the HOA board do all that they do for us.  Anyway, please take the time to review that information and provide any feedback or questions via the blog.
3) Current needs: Please see the blog for an update on our current efforts and questions to you.
4) Landscaping: Please see the blog for an update on our current efforts and questions to you.
5) Pool:  Currently we are fairly pleased with the situation of the pool.  There are still needs for helping new and old home owners get oriented with the pool keys and policies.  We have some reports of uncontrolled use.  But, costs of the pool seem to be reasonable.  Roughly $300 a month in peak season.  We do need to stress to residence that we need to keep the pool clean and tidy.  This isn’t a hotel pool, please leave the pool in better condition than you find it.
6) Please consider running for the board next year.  This year’s elections only resulted in three residents being elected to the board.  After the fact, the board voted to appoint another member, but we still have one vacant spot on the board.  My concern is that many residents believe that they are too busy or that pay dues is enough to address our neighborhood issues.  I assure you I only plan on doing this two years max.  We should all take a turn, or we will end up increasing our dues to hire a management company to make simple decisions and minimal effort.  If we all volunteered our time for one or two years, we can avoid this eventuality.
7) Garage Sales: Saturday, March 24th and Saturday, October 6th.
